             MAINTENANCE AND REPAIR SERVICES

Age and exposure to the elements invariable cause roof deterioration and eventually roof failure.  As a result implementing a preventive maintenance program to diagnose major roof problems before they occur is critical to extend roof life, protect roof warranties and significantly reduce emergency repairs.  Regular maintenance can extend the life of your existing roof and save you the cost of a full roof replacement and the high cost of roof tear-offs.  FRS is also available when leaks or emergency roof repairs are needed.  Leaking roofs can cause significant structural damage and mold contamination in your building. 

WINTERIZING -- FRS also provides a preventative maintenance which we call winterizing.  The maintenance services below can prevent the expense of costly leak repairs before they occur:

  • Cleaning all moveable debris off the roof, which is especially important for buildings with trees nearby.
  • Closely examine drains for loose membrane, cracks, holes, breaks that need repair.
  • Verify that all downspouts are clear, testing for obstructions.
  • Inspect and repair imperfections to penetrations (vent pipes, antennas, chimneys, conduits, etc.).
  • Examine units for missing fasteners, worn weather-stripping, holes, cracks or breaks at the base of the curbs, holes in roof and open seams.
  • Inspect walls and curbs for holes, breaks, stress areas, wrinkles, and open seams.
  • Inspect all cap metal for loose sections, open seams, open holes, missing fasteners.
  • Walk the entire perimeter of the building at ground level to check for any roof and or drain problems.
